Refurbishment
Painting, decorating, flooring, kitchens, bathrooms and full property renovations managed end to end, on a fixed price and a fixed programme.

Refurbishment goes wrong for predictable reasons: too many separate trades, nobody owning the programme, and a price that moves. We take the whole job from specification through to snagging on a fixed quote and an agreed programme, with one project contact who knows where everything is.
The work ranges from a single room repaint to a full property renovation between tenancies or before sale. We're used to working to landlord and investor budgets, where the question isn't 'what's possible' but 'what will this add to the rent or the valuation'.
What's included
- Painting and decorating — full and partial redecoration, wallpaper hanging and stripping, plaster repair and skimming, woodwork, ceilings, staircases, communal areas and exterior decoration.
- Flooring — laminate, LVT, engineered and solid wood, vinyl, tiling and carpet, including subfloor preparation, levelling, screeding, underlay and door adjustments.
- Kitchens — supply and fit or fit-only, from a budget-conscious landlord specification to a full high-spec installation, including plumbing, electrics, worktops, splashbacks, appliances and making good.
- Bathrooms — full bathroom and shower room installation, wet rooms, en-suites, retiling, waterproofing and tanking, sanitaryware, extraction and underfloor heating.
- Complete renovations — whole-property refurbishment, layout changes, stud walls, structural openings with the right sign-off, rewires, replumbs, loft and cellar conversions and HMO conversions.
- Project management — one programme, one provider, sequenced trades, materials procurement, waste removal and a snagging list closed out before the final invoice.
Who we work for

How it works
- Survey and specification — we visit, measure and write down exactly what's included and what isn't.
- Fixed quote and programme — priced by element, with a realistic start and finish date.
- Managed on site — sequenced trades, one point of contact, and weekly progress photographs for remote clients.
- Snagged and handed over — a walk-round, the snagging list closed, and guarantees and certificates issued.

Common questions
- Can you work to a landlord budget? — Yes — we'll specify robust, easily maintained finishes that survive tenancies, rather than defaulting to the most expensive option.
- How long does a full flat refurbishment take? — A typical two-bed flat runs three to five weeks, depending largely on kitchen and bathroom lead times.
- Do you handle building control or planning? — We'll advise where it's needed and coordinate with the relevant approvals. Structural work is always carried out with proper sign-off.
