Usually within a week or two. If it's currently with another agent we handle the handover — keys, deposits, certificates, tenancy paperwork and contractor history — and we'll flag anything that isn't compliant as part of onboarding.

Do I have to commit to a long contract?

No. Standard management runs on flexible terms with fair notice periods, clearly set out in writing. Guaranteed rent agreements run for a fixed term (typically one to five years) because that's what makes the guarantee possible — we'll explain the trade-offs honestly before you choose.

Yes — we're members of The Property Ombudsman and hold Client Money Protection, so rent and deposits held on your behalf are safeguarded and you have independent redress. Both are legal requirements for agents, and we're happy to show certificates.

Is guaranteed rent too good to be true?

No, but it's important to understand the mechanics. We become your tenant on a company let and pay you a fixed rent every month, typically slightly below full market rate. That discount is what funds the guarantee — you trade a little headline rent for zero voids, zero arrears and zero management involvement.

Tenants report issues to us — including a 24/7 emergency line — and our vetted, insured contractors handle them at fair, pre-agreed rates. You set an authorisation limit: below it we just fix things; above it we come to you with a quote first. Every invoice appears on your statement at cost.

We inspect shortly after move-in and then routinely (typically every six months), with a written, photographed report each time. Inspections catch small issues — a slow leak, a struggling boiler — before they become expensive ones.

Arrears are chased from day one under a structured process, and we keep you informed at every step. If it can't be resolved we manage the legal route with specialist partners. On full management you can add rent protection cover; on guaranteed rent it's simply our problem, not yours.
