Finding the right tenant, not just the first one

We prepare your property properly for market: professional photography, an accurate and honest listing, and advertising across the major portals where London tenants actually search. Every viewing is accompanied, every applicant is met, and we tell you the truth about the interest we're seeing — including when the asking rent needs adjusting, and when it doesn't.

Referencing done properly

• Identity and Right to Rent checks, as required by law
• Credit history, including CCJs and insolvencies
• Income and employment verification — not just a payslip glance
• Previous landlord references, with the questions that actually matter
• Affordability assessment against the specific rent

Where an applicant doesn't quite pass — a new job, thin credit history, income from abroad — we tell you exactly why, and what would make the tenancy safe: a guarantor, rent in advance, or simply a different applicant. The decision is always yours, made with full information.

Move-in, handled

Once you approve the tenant, we handle the tenancy agreement, deposit registration in a government-approved scheme, prescribed information, a full photographic inventory, and key handover. You receive a complete tenancy file — every document, in order, the way a court or deposit adjudicator would want to see it.

Letting only, or fully managed

Some landlords take the tenancy from there and self-manage — that's exactly what this service is for. Others hand it straight to our full management team, and plenty start with letting-only and upgrade later. Either way, the tenancy starts on solid foundations.
