Service charge money is leaseholders' money, and we treat it that way: a realistic budget agreed with directors, funds held in a designated client account protected by Client Money Protection, transparent accounting with invoices available for inspection, and arrears chased consistently so paying residents don't carry non-paying ones. No opaque 'management extras', no contractor mark-ups.

The building, actually looked after

We inspect the building regularly and walk it with directors on a scheduled basis — communal repairs raised proactively, cleaning and grounds standards checked against specification, and statutory compliance kept current and evidenced: fire risk assessments and follow-up actions, asbestos registers, lift inspections, water hygiene assessments and the rest. Where major works are needed, we run the process properly, including Section 20 consultation, competitive tendering and contract oversight.

Every block gets a named manager, published contact routes, and response standards we actually hold ourselves to.
