Guaranteed rent is the simplest deal in property: we agree a fixed monthly figure, and you receive it every single month for the length of the agreement — whether the property is tenanted, between tenancies, or sitting empty in August. No voids, no arrears, no letting fees, and no management involvement from you at all.
How it actually works
- We assess your property and agree a guaranteed monthly rent with you, typically on a one to five year term.
- We become your tenant under a company let agreement — so the rent obligation is ours, contractually, from day one.
- We manage the property and its occupants entirely: sourcing, referencing, day-to-day issues, condition and compliance.
- You're paid the same amount on the same day every month, and at the end of the term the property is returned in the condition agreed, fair wear and tear excepted.
The honest trade-off
The guaranteed figure is typically a little below full open-market rent — that margin is what funds the guarantee and the management. Whether that trade makes sense depends on your priorities. Once you factor in the voids, letting fees, management fees and arrears risk of a conventional tenancy, the gap is usually far smaller than it first looks, and many landlords come out ahead — with none of the stress.
